We will examine certain features of your home as well as your surrounding neighborhood and explain that data to you. We won't try to impress you with glitzy, glossy information that is useless in determining how to price your home.

Marketing to Other Realtors

Throughout the listing period we will aggressively market your home to all Realtors in the area and especially to those who sell a majority of homes. It is often said that 20% of Realtors sell 80% of the homes in a given marketplace. Our Realtor marketing is especially focused on the top 20%. As a part of that 20%, we can continuously network with the top producers in the area.

Showing Off Your Home Properly

More than 80% of homebuyers begin the home search on the Internet. Take a hard look at some of the photos of homes currently marketed on the MLS. You will be amazed at the lack of photo quality and the choice of scenery in photos. Fuzzy, grainy photos don't show your home properly and don't attract potential buyers. The same is true for obscure photos of closets, corners, windows and water heaters. We all know there is a toilet in the bathroom. There's no need to show a photo of it.

Whether it's a Realtor determining which homes to show their clients or a potential buyer viewing homes online, we understand that a good impression begins with high-quality, attractive pictures. We believe in the value of good photos so much, that oftentimes we shoot photos of our listings more than once when seasons or lighting change. We use top-quality Nikon cameras with a variety of lenses and we take advantage of lighting and angles at the right times to show your home at its best. Photos play to the emotions of potential buyers and we don't lose sight of that fact. We strive to generate excitement as your home is viewed online.

Marketing With Print Media

We proudly display many of our homes in the Real Estate Book, a popular monthly full color publication that features area homes. The Real Estate Book can be found in local grocery stores, restaurants and chambers of commerce around town. It also boasts a website that showcases the same homes spotlighted in its print edition. We have premium placement in the magazine EVERY month, the 2nd page of the magazine, you can’t miss our listings!  Our listings are prominently displayed inside the front cover and easily found by potential buyers.   While we have moved away from using the newspaper as a prime tool in marketing our homes we still do utilize the Oregonian and the Portland Business Journal.

Internet Marketing Online

Your home will be marketed on a number of websites, including Realtor.com - the number one site used for real estate searches. Our package with Realtor.com is an enhanced package allowing us to show more photos and customize the descriptions of the homes we market.   This is big when considering that less than 10% of Realtors subscribe to this package assuring you that your home will stand out against the rest.   By being on line with Realtor.com and the magazine we advertise in (The Real Estate Book) your home will be on more websites than can be mentioned and keep in mind virtually all Real Estate companies are sharing inventory on line so your home will come up in searches being done on other company websites.  We track our internet hits and page views and continually adjust our internet marketing to keep information updated and to maximize effectiveness.

Virtual Tours

We produce a virtual tour for every home we market, and maintain total flexibility to decide what shots and scenes to use for each home. In doing so, we reduce 360-degree spin shots that induce dizziness and generally tire viewers. Many scenes of a home don't warrant a spin shot. Instead, we use various pans and still shots combined with a few spins where needed.
